Basically we had someone put in a offer for our house at £190,000, and we said no. Soo today they had a 2nd viewing, and put they same offer of £190,000, and asked to replace the window in the living room (it's double glazed atm, but we've got the orginal sash window to replace it with) out of our own pocket.

What's the price like compared to similar properties in the area? i.e. look on rightmove and search for stuff for sale nearby that's similar, then look on houseprices.co.uk to see if anything similar has sold recently, and how much it went for.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
1) Tell them ‘no’ again.
2) Wait for more sensible viewers.

How can we say?
Is 190K reasonable?
Are you over - optimistic?
How much do similar properties go for?
Certainly if you've rejected 190 already, offering the same + asking you to spend on the window would appear to be crazy, but without more info....0 -
How much do you need to sell?Blackpool_Saver is female, and does not live in Blackpool0

Depends what the original asking price is really and how long your house has been up for sale.0

Well we orignally had it at £220,000 when we put on the market, and then we went down to £210,000, and we are now down to £200,000. It's a 3 bed victoran semi in Sudbury, Suffolk, with a lot of the peroud fetures.
We really can't afford to take it down any lower. What's the price like compared to similar properties in the area? i.e. look on rightmove and search for stuff for sale nearby that's similar, then look on houseprices.co.uk to see if anything similar has sold recently, and how much it went for.
Well it quite a unique and there is nothing to compare with around this area.0 -
It does seam silly, maybe they know you'll say no, and are planning on coming back a little later with the same offer of 190k, only next time without the request for work on the window.
Maybe they are hoping that by making a point about the window you will finally accept their original offer without argument - they might be hoping you'll think it's a relief to accept the 190k and not have to think about sorting out the window.
It could be that they are just fault finding to try and get a cheaper deal. It seams odd. If you didn't accept their 1st offer, why on earth do they think you'd accept the 2nd?
Give it time and see what their next move is.<('@')> Oink0 -
I would never pay the asking price for a house. In my mind I would expect the Vendor to accept less than the estate agent price. I have to say, with no other information £10,000 less than asking price isn't bad at all.
A house is only worth what someone is willing to pay for it. If this couple won't/can't pay what you want for it, you have to move on and be willing to wait for another offer whenever that may be.
I have never sold a house but as a FTB going through the process, there needs to be some give and take by both parties because ultimately you are both reliant on each other.A big thank you to everyone who contibutes to the MSE forums :T0 -

Well we did try and meet her more than halfway the first time saying we would except an offer of £192,000. That's what made her have the 2nd viewing.0 -
What price you originally had the house up for is irrelevant as it didn't sell at that price! The house is now at £200K and you have been offered 5% less at £190K which seems pretty reasonable to me in this market? Agree the window concept is a bit strange.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
