leaking roofs!

:-/ in the bunglow along the lane an elderly lady lives she has just noticed a pool of water on the loft floor (the leak came through the bedroon ceiling) we checked for a missing roof tile or ridge tile but all ok any ideas? its not central heating as the leak is dripping via the black felt under the tiles.

    Just an idea - if its coming off the black felt, then it could be travelling there from almost anywhere along the roof line.

    Might be worth checking further along, though I would have thought that you would have seen it.

    it could be the felt that has a hole in it. What you need to do is remove SOME of the tiles (around the aera where the leak is) and if there is a hole, you can seal it, or cover it up. You can get waterproof roofing tape. If its fairly bad, mabee tar.

    Roof leaks are quite annoying, but you can easily do it yourself (saving hundreds).

    If you find that the felt is old, you might be just aswell to buy new felt and redo the whole roof. (Sounds a big job, but trust me, its well worth it)

    When i redone my roof, i found that the tar was rotten, it only took me 2 days.

    Remove 1 side of the roof tiles, carefully
    replace the felt and timber
    Replace the tiles.

    This will probably take you 2 days (one side per day), so check the forecast before you do it. You dont wna go up, remove all the tiles and it to p*ss down with rain

    Another tip if you do, go to your local hire shop and hire scafolding. Its safer, and easier.

    I know replacing the whole felt sounds expencive, but its not. its probably worth while to change it, as it will stop any more roof leaks with in the next 25+ years. :D

    Interesting point - about the felt.

    Felt is laid horizontally and there are overlaps. Although reroofing is easy (it was the easiest part of building my extension), its a bit drastic.

    However, from inside, you could put up another bit of felt and overlap it back into the next layer below it. That would certainly stop it for the time until you decide what to do.

    after playing around with water etc it seems the water is coming in from the gulley dividing the roof its an L shape bunglow, cost of repair is quoted at £350.00 seems a lot to me but chap did say repointing needed in other places perhaps a days work.Not knowing builders cost etc she is looking for another estimate.

    I work for a reputable roofing company. It is very important that you get a specialist to inspect and quote for repairs to tiled/slated roofs.
    Try https://www.nfrc.co.uk to select contractors in your area and get three written quotations.
    General builders can get their diagnoses of roof problems completely wrong and do work that is not appropriate. Better to be safe than sorry.
