Some friends of mine have furniture and personal items in storage (dunno how much) and they're paying £200 a month0

NO.
If he stayed where he was there would still be the morgage to pay and the costs of living there.
The true difference is the EXTRA cost by living somewhere else and renting out
net rental income+savings(bills) by moving out - cost(rent + bills) to live somewhere else.
There are still the rirks that the asset value may change0 -
It sounds as if he doesn't like the house anyway - why go to the hassle of being out of pocket and living in a smaller place AND still being tied to a house you don't like instead of just selling and renting for a bit?0
