My first house

Hi,

I am on the verge of buying my first house and my situation is as follows.

The bloke I am buying the house from has moved from England to live in Thailand. The property has been fully refurbished - rewired, central heating, windows, carpets, furniture, kitchen.

Because he has moved abroad he is leaving everything in there and it really is a top house to buy.

He is obviously not a part of a chain and neither am I. How long normally will a sale like this take?

My mortgage application went in to Northern Rock last Thursday and my conveyancers have been on the case for over a week.

Both myself and the seller are wanting it to go through ASAP. Is there anything either of us can do to speed up the process or is it a matter of just holding on and keeping patient?

    I think it will be a matter of keeping on at the agents and your solicitors and mortgage company to get them to sort things out quickly .The main things will be the searches,it depends how long these take to come back.All ours came back quite quickly but some can take up to 6 weeks.
    I found I had to speak to my solicitor every few days to keep them on the ball.
    With no chain I think it shouldn't take much longer than 6 weeks???
    Are you having a survey done???
    We found the surveyor we chose was busy so it took 3 weeks for that to come back too!!
