    To find out what rate of stamp duty applies look at the following web page
    https://www.hmrc.gov.uk/so/pcode_search.htm
    You can then enter the post code of the house and find out if it is covered by Disadvantaged Areas Relief
  • Stamp duty varies if in a regeneration area, some are exempt. I think the offer of 120k is a good one. Offering on a property is a nightmare but great when you get it.

    The deal has to be correct for both, make sure you have a list of what you want included in the offer. Vendors will accept say 120k on the basic offer then add more to the price if you asked (later) for Carpets etc. Try to find out why the Vendors want to sell are they in a rush.

    Sounds to me if the property is not Stamp Duty exempt they want 125k, but they may need to move quickly so may take less for a FTB.
