Questions about Fittings and Contents Form and survey

Hello! We are first time buyers and thought maybe some of you could advise on a couple points.
We just got the Fittings and Contents Form through today and we notice the dishwasher is NOT being left. Now every document we have seen about the house details have always said the kitchen has a "Integral dishwasher". And when we viewed the property we were told the only appliances that were being removed were the washing machine and dryer. We assume we need to go back to the agents about this issue but we just wanted to make sure we were right in thinking it should be left behind.
We had a full structual survey done which has turned up a few minor points that need fixing such a gutters need a bit of work and such things like the house is about due for the electrics to be tested (should be done every 10 years?) Are these things we should try and get the seller to fix or should we plan to fix these things ourselves?

    As far as i'm aware the only document that legally details what stays and goes is the fixtures and fittings form. They have no obligation to leave it if it's not on the form. In the house we're just in the process of buying they're taking everything from the light fittings to all white goods in the kitchen including the oven.

    About the work that needs doing..assuming it's not serious enough for the bank to care about with regards to whether or not they should lend on the property, it's up to you to negotiate any money off you think is required. Given the attitude of most sellers i doubt they'll negotiate over a bit of guttering and an electrical test, can always ask though!

    The full survey is pretty thorough and has a pretty bewildering amount of detail. If there's nothing on the survey which is marked as urgent, or required to be done before you should legally commit to buying the property i wouldn't lose too much sleep over it.
