Mortgage/Estate Agent Question...

You don't have to speak to them at all. If they tell you that, they're lying, something they're very good at.
However, it might be worth going to see them anyway, depending on your situation. I found they actually managed to get me a better mortgage than I'd found looking on my own, also through Nationwide. It may well have been available if I'd gone direct to Nationwide, but I didn't find it looking on the net. Also, the mortgage took a long time (about 8 weeks) to come through and only came through the week before exchange
I suspect if the EA hadn't known my situation, and seen my financials, the flat may well not have been taken off the market while I was still at the stage of offer subject to mortgage offer. They're working for the seller, after all, so have to do what's best for them. If they know they have an offer from a genuine buyer with good finances, that may well include keeping you sweet. If they know nothing about you and the mortgage offer won't come through for weeks, it might mean keeping on showing the property.
Depends on your own situation what you think's best.0 -
cool, I have sent the EA a letter confirming my solicitors and that my NW mortgage will be approved on Wednesday (tomorrow)
Surely after my mortgage has been improved I can then prove to the EA that i'm financially ready to make the purchase and there in house advisor won't bother me anymore lol0 -
Whilst I agree that they agent must put forward all offers - A quick chat can mean your offer goes forward in a better light.
Dear Vendor - We have an offer of xxxx on you house from Mr buyer - he's had a chat with out mortgage guy and it all sound ok based on what they have told us. You want to accept - that great..........:)
Dear Vendor - We have an offer of xxxxx on your house from Mr buyer - he says he got the money/mortgage but we don't know for sure because he won't talk to us when we ask him where the money is coming from . I think you right lets keep it on the market and see if a safer bet comes along.........:(
Both offer get put forward - In accordance with various codes etc
Given the market over the past two years, surely an agent can be forgiven for wanting to know the mortgage really is in place and is not a fag packet calculation!!
How many times have we seen on these pages "my agent is sh** - they agreed a sale then it turned out the buyers couldn't get a mortgage":cool:0
