Old Garage for new Planning /regs

Hi All
Thinking of knocking down my old garage with a flat roof and building a garage with a tiled pitched roof ,Would be same floor space and garage is detached from the house . Doing the work isnt a problem just need info about building regs or Planning permission and what i need to conform to any problems . Neighbours will be fine

PP is hardly likely to be required. esp with the new rules that have come out.
BC maybe required. ask your local council.

when i replaced my garage 5 years ago i looked into this and did need planning permission ,so i drew my own plans and submitted them (for a larger garage)and did not knock the old one down until permission was granted.0

thanks for the answers and imput so i have it now ! either you do or you dont. I will get onto the council asap just my old garage is a bit old with a leaky roof and i begrudge paying money for paperwork to be stamped for the sake of stamping paperwork.:cool: hard as nails on the internet . wimp in the real world :cool:0
