    Have you had a chat with a mortgage advisor yet, to check you can raise the extra you need? The rules/deposits required have changed a lot since 2006.

    I have thought about all possibilities, i work for my dad & his company so i am not at risk of suddenly losing my job or my car, plus i have savings & when i do leave to have children will probably purchase the car from the company.

    Hubby works very hard & still will be when the business starts its the sort of business that he can still work part time/ weekends whilst it is building & i will be able to help him, he also has 2 brothers with similar companies so has lots of support & advice available.

    I've seen the mortgage advisor, we both have good credit reports, staying with the same mortgage company & have a good deposit so the most we can get would be £250000 however to be comfortable we are sticking to a max of £200-215 as we dont want to stretch ourselves, this way if hubby does have problems we can manage the payments on just my salary.

    Had our house valued today, between £155-157 so i am happy with that as its not less than what we paid :)

    Just be aware that the valuation of £155-£157k is just that, a valuation, and not necessarily what you ought to achieve.

    It is still very diffricult for the average Joe to get credit, so take any offer seriously.

    We're sitting on the back of some good news from the housing market, but I suspect and have reasoned arguments that this is short lived. I would therefore just bare this in mind when you start receiving offers at the £140k mark. Obviously, I have no idea about your house or its worth to any individual, but I'm just going on market norms.
