Clutton - Tell Roberta about how quick Section 21's work, especially if your tenant decides not to pay rent while you are waiting for the court date. The tenant then gets sick and the court date gets postponed for another two months. So far, that is 4 months with no rent. And, all this, perhaps over £20.

I think this is getting a bit hypothetical as the most common reason for tenants not paying rent is that they simply don't have the money - NOT because they are annoyed that their landlord has charged them £20 to let them back in after locking themselves out! No tenant wants to unnecessarily get a CCJ for non payment of rent if they don't have to as it means they will have great difficulty rent again any-time soon.

If you read the landlordzone, it seems to happen a lot. Fortunately, I have never had the experience. Most of my tenants stay for years at a time and manage to get all their deposit back when they do leave for the most part. Maybe, just maybe, I'm doing something right. £20 is a pittance compared to a minumum of £1000/month rent per flat .

if he arrived home drunk in a taxi without his shoes - or even if his mates gave him a lift... ... why not take the taxi to the LL - 2mins in a car and collect the key (as someone else suggested) then return it....

no .. its easier to let others look after you cos you've drunk too much.....

i think to extrapolate from a £20 call out fee to months of no rent is taking this a little too far pru.....

i think we must agree to differ on this one...

When did the OP get so drunk they lost their shoes? I read it as they were locked out without their shoes, and know that I have often gone to my postbox/ sign for a parcel/ to my storage cupboard in my socks and in some blocks you can safely drop your recycling or rubbish off without venturing anywhere unsanitary.

RobertO, and I'm surprisingly familiar with the process.
You seem to have missed my point that your comment about all the upset over £20 cuts both ways. If it's hassle that one party doesn't need then its surely hassle the other party doesn't need either.

I have been scanning the thread to see where he was drunk too. I thought I was going mad. Glad it is not just me

I wonder how much a letting agent would charge for the call out service.

It's been a good lively debate. Really enjoyed it guys. Time to retire. Until the next time. Sorry Roberto - typed too fast, won't happen again. Just looking at the business risk/reward ratio point of view i.e. my own business.
