Roofing advice wanted please

Hi all, I have a dilemma with my roof that i am hoping someone can help me with, preferably a roofing expert.
I am just having an old extension flat roof replaced, using EPDM rubberbond, with a NFRC contractor. When the advisor called to discuss the job several weeks ago, i explained that the inside of my main roof was spray-foamed (NOT by me, i hasten to add!) and asked if he wanted to look. He replied no, he said he could see from the outside how far the spray foam came down the roof, and that there wouldnt be a problem when putting the new flat roof under the tiles on the main roof, as the spray-foam didnt come all the way down. Well, guess what, it does, and the contractors are having real problems making the job look neat and tidy. I am not happy and neither are they. The tiles are just not laying flat, due to the spray foam underneath. They tried removing some of the foam from inside the roof, but it was so difficult, that they are now suggesting i get that side of the roof replaced (needs doing anyway, but i was hoping to leave it for a good few years are it isnt leaking or anything, just old and tatty-looking asbestos tiles). My question is this; is it possible to replace one face of a roof without affecting the rest of the roof? How much would i expect to pay for this? And should the contractors use the same coloured tiles (my roof is currently reddy brown, and the roofers have used dark grey ones so far)? Or should i bite the bullet, take out a loan and get the whole roof done?? I know it will cost alot as all tiles will need replacing (asbestos), and the cost of the asbestos removal. However, i got the property for a good price, and had a full survey done, so none of this is unexpected.
One other thing, do you need building regs to replace a quarter of your roof??

Yes you need building regs to replace a bit of your roof.
If you can afford it you should consider doing the whole thing as new. The battens are going to rot soon anyway. That spray foam company needs to be sued out of existence.I am the Cat who walks alone0 -

Hi, there are few roofers that will want to remove your roof within standard Prices. The foam is not good to get off either tiles or joists and many will simply turn it down.
There should be no problem getting a new roof to match the newer grey tiles, and with the new membrane and battons the roof will be good for another 50+ years/ What shape is your roof, deos it have trianuilar hip on the side that reaches the flat roof????0 -
Hi Knowloads and thanks. The existing tiles are red, and the replacement ones being used by the flat roofers are dark grey. I want to keep to a red roof if possible! The existing red ones cannot be saved and reused as they are asbestos, but i am not sure about the joists; are these replaced when a new roof is put on, or will they have to scrape the foam off the existing ones? It's a hipped roof, with the extension going off the long side. How much would you hazard a guess for replacing the whole thing? And just one side?0

if u replace more than 30% of any roof it has to go through regs cost of new roof ie felt/batten/tileslead on semi with hip about 7k plus extra for cleaning off foam0

Thanks Cannoncon, mine is a detached hipped bungalow. I have spoken to the roofing co now, and they are quoting as follows;
Just the rear portion of roof replaced; £3350 inc vat:eek:
Whole roof; £8762.50 inc vat. :eek::eek::eek:
They also said that having just the rear section replaced makes things more difficult to do the subsequent sections, as bits have to be taken off again before doing the new bits.
What do you peeps think of these quotes and what would you do? My bank will lend me the money ay 8.7%. 10k over 5 years= £204.50 per month. Not unaffordable, but a bit painful too.
Or should i get more quotes?
Or just leave it for a while? It looks awful but doesnt let water in.0 -
Hi I'm a qualified slater and tiler. Could you tell me how many meters there is on the actual roof in question also what type of tile or slate is actually being removed from the roof and what its being replaced with? It sounds quite alot to be honest.

Hi Spratty,
Asbestos tiles are being removed and disposed of (plus removal of spray foam off batons etc), and replaced with the general dark-grey slate, fibre-glass i think he said?
As for the amount, i have no idea, suffice to say the main part of the house was originally a 2 bed bungalow with a hipped roof.

Not sure if this will help but I had my roof done last year, detached bungalow, large roof. I was really delighted with the work done, it cost me £6000
