problem with building warrant

Hi

I am selling my house entry date of 4 weeks. about 18 months ago we knocked through to cupboard in our kitchen to form a dining area without building regs, purhcasing sol now looking for completion cert from council. We dont have this and will take months to get plans drawn up and approved. We have a report by an engineer that says th structure is sound will this withstand. Also have heard you can get indemnity insurance anybody any advise. Movinga broad need this sale to go through.

    No the work required a building warrant not planning.
