How much notice? Help Please!

Hi

We have been living in our current houe for 2 and half years. We started on a 6 month short hold tenancy and have just stayed on, paying our rent every month.

On the original 6 month agreement it says 2 month notice by us and by the landlord.

Am I correct in thinking that after the 6 month lease runs out, if you stay on, the terms revert to 1 month notice by us and 2 months by landlord.

I am almost sertain thats what happened in our last place but just wanted to check.

Thanks in advnce for any help.

Yes, but the expiry of the notice must be timed with the rental period. It's not just a case of giving notice any day of the month. Here's how you end a periodic agreement.

  • It's one month minimum but you should read your tenancy agreement carefully so you understand the difference between what date the rent is paid and what the rental-period is as they are not always the same. It's usually good manners to give your landlord as much notice as you are able so they can start the process of looking for new tenants
  • Thanks for the replies thats really helpful. We moved i on the 14th of the month but on the landladies request pay the rent on the 12th.

Is it 4 weeks notice or a calender month? we pay monthly.

Also, If we say give notice on the 1st of the month does that mean we only pay upto the first of the next month?

Notice period is 1 calendar month.

Read the previous posters for date advice. You rental period will be 14th to the 13th of each month. So if you give notice before the 14th of Feb your last day will be 13 Mar and so on. You can not give notice for any other day of the month unless LL agrees to the deviation.

Close but not quite. You can give notice whenever you like, but read the previous post for date advice. You rental period will be 14th to the 13th of each month. So if you give notice on the 1st of Feb your last day will be 13 Mar.

Give one month's notice and hope the landlord is fine with that, but just be aware that they could hold you to it being one month from a rent date... check your agreement, then give one month's notice and cross your fingers that's accepted.
