not quite true... there are now over 70 Acts of Parliament which a LL has to comply with.. but probably the most important ones are
Landlords Gas Safety Certificate and compliance with Gas Regs..
Compliance with H&SAW Acts with regards to electrical safety
Energy Performance Certificate
Deposit Protection
HHSRS Regs
Repairs Obligations under various Housing Acts.....0 -
I'm sure your motives are sound and I can only assume you are acting in the best interests of the tenants, but you must know that the EHO ultimately has the power to shut the place down which would result in rehousing of the tenants.
This is obviously worst-case and I am not saying it will happen, but you say "you have been there". Is it your business to make this complaint on behalf of those tenants?0 -

i have reported bad landlords to local councils on several occasions, sometimes when i have been looking at purchasing a property and i have spoken to incumbent tenants and seen horrors of dangerous wiring..... sometimes on behalf of some of my tenants who have moved to my property from hell-holes....
you dont have to be the tenant to report bad practice....0
