    Check your agreement thoroughly, don't just assume you can advertise it & sell it your self.

    Great pictures can be a curse. I ahve viewed a number of properties. 2 especially I got my hopes really high mainly due to the pictures, arrived and within 5 minutes I felt a massive sense of dissapointment. Once I start feeling that way its very hard to feel positive. Damn those wide angle lenses.

    But as you say you first need to ge them through the door, but in a way that results in offers. Damn those wide angle lenses

    I don't think you have over reacted at all, first rule of working in an environment where you come into contact with people(aka customers) no snapping, smile sweetly even when you want to hit them with a blunt instrument!

    My experience of estate agents has been abysmal, the house I live in now was sold according to the bored woman in the EA which had just reduced it by £10k which was a big drop. I really wanted to live in this road so I insisted she made an appointment to view and the vendors said they hadn't seen a viewer for 6 months let alone sold it. The EA concerned went out of business soon after.

    Also when selling my old house I said I didn't want a sold sign on until the contracts were exchanged, I came back from holiday and a sold sign was up.
    I contacted the agency to ask who had signed my contract whilst I was out of the country, they replied " the lady who is buying wanted the sign changed". I said I thought |I was paying you and you were acting on MY instructions....I made them wait for their fee for as long as they had the sign changed before I got paid for the house.(12 weeks)

    Six weeks and no viewings is terrible!!!!
    Their attitude aswell!!! Just imagine if they were like that to you what they are like to their other potential clients???
    Definitely change agents.
    Also I found that if I had a very tidy room one day I took photos myself and emailed them to the agent and they included them in our brochure.I have 3 children and trying to get a good day with the place looking immaculate was a nightmare. The agent who came over to take our photos took every angle of every room and nothing was too much trouble for them.

    You forgot number 3 'price'. This is the most important factor. Ive known EA's for years and I assure you all they want is a quick sale. The last thing they want is something hanging around in thier cabinet.

    Privately all EA's will admit price is everything.
    Like anything, a realisticly priced item gets immediate interest. An unrelastic price is passed - by.

    I found this when letting some properties I owned. I never once had a void period yet other LLs I knew often had months empty. Why - well price of course.
    Same with holiday homes. Some who onw villas only manage to let 5 weeks per year, others in the same resort get 30 weeks. Price again.

    I did exactly the same as the OP - put our house on the market with an EA who said 'we believe most houses correctly priced will attract viewings and an offer within six weeks' Needless to say they didn't send round a single viewer in the first six weeks so we ditched them straight away. House didn't sell with the second EA for a few months but they kept in regular contact and sent round plenty of viewers.

    Thanks for all the replies and advice. EA have taken our house off the rightmove website, but the for sale sign is still there. I'm not really bothered, at least people passing know house is still for sale. We're gonna get another EA next week, and lower the price, and make sure we get to see the pics first. EA I want to use also give floor plans when they advertise a house, so this will benefit potential viewers too.
