    Its best to be honest & tell the seller what timescales you would like to move in. As yo say, they are selling to continue with their studies & may well need the money. How would you feel if you were selling a property to pay for your wedding in September & the purchaser decided they didn't want to move until October, but didn't tell you.

    Completion can take place while you are away, as long as you have signed your contract, there is no need for you to be present for the actual exchange or completion. Having the overlap may allow you to decorate the property & get it how you like before actually moving in.

    There is actually no need to be present for anything! All the conveyancing for the flat we sold last year was done by e-mail, post and phone as we live in Spain. We thought we may have to come back to the UK for some things, but no, all done and dusted at a distance.

    Thanks everyone for your replies.

    I will speak to the vendor and tell the truth. I hope its gonna be ok. Also i have another problem now, as the vendors EA has already withdrawn the property from the market, but there is same sort of property just come on market with a bit higher price with another estate agent. I am very sure looking at the dimensions and description that its the same property. What should i do if it does happens to be the same ? If vendor has accepted the offer and agreed to take it off the market, surely she cannot have the property with any other estate agent, am i right ?

    i think they can as nothings legal till exchange,and they may well have been multi agent, if so it maybe just they havent removed it from there window and rightmove ect yet

    Relief at last, the vendor has taken the flat off the market completely.:j

    Also as i said earlier i will be letting the vendor know about my situation, but there is another question which comes to my mind. Even if i get exchange and completion done in say 8-10 weeks, which is end of sept, can i actually ask my mortgage lender to start my mortgage payments from say november/december ? Would they do that for me? has anyone had any similar experience ? would they charge anything extra ?

    I think the lenders each have their own ways of dealing with the first payment, one of the brokers will confirm this. You will either pay a part month, then the regular amount on a set day, the regular amount on the same day of the month as the drawdown starting 1 month later, or a month and a bit on the first regular payment date in the month following drawdown. I hope I made that clear and you can understand it :confused:
