Conveyancing solictors

Hi,

I asked the Ea to find me some quotes for local solicitors. they gave me one quote saying it was the cheapest they had-and certainly was cheap compared to three others that i have obtained quotes from.
i asked the EA what was included and they said 'that includes everything'. So what i did was contact the solicitor and just asked for a quote. The quote was much higher than what the EA had given me-the price was similar to the others i have obtained give or take 20 pounds or so.
It doesnt make sense how two quotes can be so different from the same solicitor.

Anyway ive read onthe forum and books that one should choose a recommended solicitor. However i dont know anyone who can recommend one-and ive done a search online to see if there is some list of top recommended solicitors but there doesnt seem to be one.
Im a FTB so i dont want any headaches. How do you know if a solicitor is a good one? Im in birmigham, and the house im buying is in Oldbury (B66).

    When solicitors say "Everything" it usually means everything, plus disembursements then plus vat. Check this.
    If you can't get a recommended solicitor don't view it as 'you get what you pay for' - you don't. If you are lucky, you get a good (or acceptable) one. If you're unlucky you get an @rse-wipe, like I did !

    Some Estate Agents get a special rate from a specified solicitor basically because they pass so much business to them, this may explain why the quote you got yourself was much higher.

    I can recommend a fantastic solicitor if you are interested, the quotes that I get for my clients are fully inclusive and even if the solicitor does extra work (if there are problems) they do not charge extra

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I can recommend Thursfields solicitors in Kidderminster. You can get an online quotation at https://www.thursfields.com.

    We've used our solicitor for dozens of sales & purchase now, including one in Oldbury, and I can't fault her. She's efficient and best of all, she takes no prisoners.

    They're not the cheapest in the area, but what you can't appreciate until you've been through it is how a bad or slow solicitor can make your life an absolute misery. :( Been there, got the T-shirt (from a nightmare of a firm based in Northfield). That's when you realise you'd pay anything for an easy life!

    Excellent I shall follow these up..many thanks. Oh and i took the advice from this forum with regard to whole panel brokers and gave London and Country a call. Very professional, friendly and explained things so clearly to a newbie like me- i never felt pressured or anything. So just a little plug for the forum and L & J.
