Just to double check - did you sign an inventory/schedule of condition at the outset of your tenancy and keep a copy of it? And what kind of specific wear and tear on the items are you referring to - give examples?
I did signed an inventory. Unfortunately, I can't find my copy yet
I remember detailing damp marks and 2 deep cracks on walls. The LA at the time came to take pictures of the cracks. Although I asked them to be fixed because of dampness, nothing was done.
I cleaned the mould regularly, it kept coming back. I do have picture of damage clothes though.
The kitchen countertop had watermarks circles but no burns. The flooring is darker through use over 6 years but there is a scratch and small burns due to the accidental fire I mentioned. I heard it could be concealed using a vinyl repair kit so it might be worth trying it on a small bit first.
Regarding fair wear and tear, the wood and ikea type furniture was second hand and used. One white melanine wardrobe now shows damp marks inside where the back is partly unstapled. A chest of drawers shows chipped white melamined edges but it has fell appart by itself. This kind of furniture that wasn't new in the first place, it can't be meant to last over 5 years nor to look as well as it did when I moved in.
I mean that I know the landlord intend to chuck the old ikea furniture away and completely refurbish the flat like they did for another leaving tenant who rented for 7 years or so. They never fixed the dampness issue but paint over it before a new tenant moves in. Wouldn't it be another case of betterment?0 -
