The "insurance" you speak of is the six months rent in advance already mentioned, also factor in a decent deposit0

What about offering insurance to the estae agency has security that we will pay rent, I know we wont miss payment as we pay £600 rent atm.
What insurance are you offering to the agency? If you can't pay 6 months rent upfront and can't offer a guarantor what is this third option you are suggesting?
Though you claim you can afford it, based on a higher current rent and the bills you pay for a large property, weren't you both in employment for much of this tenancy? Also, though the property is larger, there were twice as many tenants to pay towards the bills and shared properties tend to work out cheaper.
You may find now that your council tax is £100, energy bills £60, water £20, telephone/internet £30, TV £10, then there's groceries, contents insurance, travel and social expenses on top of £475 rent. It's still quite tight considering that you may also have a tuition fee to deal with.0 -
My tution fee's have already been paid for so there is no bother in that, and yea i was working throughout that as well, I can see your view but we already have discussed all the bills and I wont have to pay for my half of the council tax because of me being a student. I will also be reciveing bursaries and student loans but saving them for books etc but there still is money for living costs.0

The £3500 you are getting I'm assuming is towards your student course and is actually a repayable loan when your earning more than £15,000 pa - this money should not be spent on a flat it should be spent on study books, transport to/from uni and other study costs.
The flat you found maybe perfect but its out of your price range at the moment, best idea is to move on and find another flat for less rent per month. Ask the agent what your maximum rental would be on the credit checks they have done - then only look in that price range.0 -

No I havent looked into the LA or LHA yet but that seems a good place to start. If getting the a loan it would be really quickly paid off. I know we can afford it has with my partners wages and me, I will be receiving £3,500 within the next three months which will give me plenty of time to find job aswell and with there only being two of us in a one bedroom flat, gas and electic bills would not cost has much as where we are living now as this is a three bedroom house and 4 of us living here. Most flats don't have gas, they have electric heating and hot water which is INCREDIBLY expensive, it will cost you a lot more than you are paying split between four in a house with gas. You will need to pay 75% of the council tax between you.
You think you can afford this flat, but the letting agency is more experienced and they think you are a bad risk - if you split up, drop out of uni due to health problems/ PG/ failing the course you won't have any money coming in and your partner won't be able to afford this place alone. This is generous of the council as the house is not occupied by one person.

£150 - electricity, water, TV license, phone line, broadband, contents insurance
£150 - food
£120 - £60 each/month travel to and from work/Uni and shopping

Left over £25
So, that's £25 per month for: loo rolls, soap, shampoo, bits and bobs, going out, clothes, repairs, mobile phone, Xmas, travel to parents/home at holiday times, birthday gifts, takeaways, socialising, clubs, hobbies, interests, the unexpected.... etc etc.0
