Does this landlord even have consent to lease? I wouldn't be jumping through hoops for someone who wanted to sell, you might have strangers traipsing though your home and only a short let. How can he charge you for a damaged floor if he isn't taking back residency? AFAIK if a landlord claims through the deposit scheme for any damage, he needs proof you caused the damge, quotes for repair AND to actually get the damage fixed.

Embarassment is a rubbish reason for not wanting to sort this out, pets and children mean you need to have no shame. Conversations about poo and wee become commonplace.

it's not that I don't want to/or not going to sort this out... I've spoken to a few places and they can't quite understand what i'm getting at.. "I need insurance incase my dog scratches a wooden floor in a house i'm renting.... aswell as my contents.." they go off speak to managers i'm on hold then i have to explain it over and over again etc..

    Just really off putting.

He's offering minimum 12 month lease, as he's moved to America for good as far as I'm aware..

Well I've got to find something in next couple of weeks, as my current landlords have decided they no longer want to rent longterm and decided that now my 6 month lease is up they'd like to sell... i thought great after the letting agency assured me it was long term, so uprooted my family back to my home town... and now he's asked if we can vacate so they can put it on the market again... nice just after Christmas!

Not sure if there is anyone else in the market.

Cheers for this... though this made me laugh, at the bottom of the screen

ah well it only covers upto £500 - £700... which I would have put as extra deposit initially, as the floor is worth £4k, they wanted something to cover whole cost.. looks like i'll have to "scratch" this house off my list, which is a real shame..

    Hi
New to the forum, but have been renting for 3 years now, seems it never turns out to be a pleasant experience for some reason.
We have just been asked for £200 for 2 cats on top of 6 weeks deposit, deposit is a norm but its just a way of increasing it charging extra for pets.
I agree any damage would be taken from deposit.

This thread was 6 months old so I guess the OP has either got it sorted out now or didn't rent the property in the end.

The post before mine was only 10 minutes before me, so it is still active, I added as I have current experience of pets and renting.
