I can fully understand the 'no DSS/DHSS/DWP/HB' clauses. I have a friend who was approached by a local council to provide housing to the unemployed. The first tenants caused £2.5k worth of damage, the 2nd caused £3k worth. the council refused to pay more than £600 towards the cost of repairs until his solicitor b-i-l got involved.
Same. I have a friend who leased her property to a council for 3 years so they could house their homeless applicants. At the end of the lease, the council tenant refused to move out and the council Housing Officer admitted that the local court was unlikely to grant them a possession notice. The influence of the Human Rights Act meant the local court had a history of not evicting council tenants who had families.
During the lease, there were 30+ reports of anti-social and nuisance behaviour against the council tenants which were shrugged off by the council as hearsay.
There were a number of simple repairs that were never attended to in months despite repeated requests. The Gas Safety certificate lapsed which exposes the landlord to prosecution (the tenant wouldn't allow access by engineers and the council records were too poor for them to know when it was due for renewal).
yet the website advertising for private landlords to lease their properties reassures all prospective ones that the council will manage all repairs, all tenant issues and hand back the property with vacant possession - all untrue in my friend's experience.0
