living accommodation (large bedroom + ensuite) above

£40, 50, 60, 70, 80 or 90K ?

Roughly base it on £1000/metre build upto £1300/metre with nice kitchen bathroon furnishings etc etc
Brothers a senior quantity surveyor and this is his guidline to me

Are you saying building ontop of a double garage if so assuming the foundations will take a second floor around 40k to 60k depending on the spec (quality of bathroom fittings) and the roof type unless you are in London then it may be higher . I have just had a quote for building a two story extension which is around double garage size of 120k i work in my area on £100 sq foot my extention is for two self contained flats so has kitchens and bathrooms on both floors. Hope this helps
