By giving this example it shows how people may get ripped off....
And do you not think that Houseweb have a vested interest in leading people to think that traditional High Street agents charge this much.
It's hardly an independant source.
My tuppence worth........expect to pay around 1% - 1.5% plus VAT (Agents will often quote significantly higher than this)
Always try to negotiate......if you have a saleable property then the EA will often reduce their percentage to get the instruction
HIPs - Through agents expect to pay between £300 and £500 (you can get much cheaper online - Hips4U/Fridays Property Lawyers etc)
Solicitor Fees - again much cheaper if you use an online Conveyancing company but be careful as their are some shockingly bad online, call-centre type companies (yes CPL I'm talking about you! :mad:)My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

You then say that Agents will often quote significantly higher than this. The Houseweb site is saying exactly the same thing as you are here, without the bit about negotiating down. There's nothing wrong with pointing out the massive variation in fees as there are some vulnerable people out there that accept the first quote they are given, esp. when they don't have a benchmark to work to.0 -

Since your first post has exactly the same formatting as yours, would I be right in assuming you merely copy/pasted it from there? Would it also be reasonable to assume that you're employed or otherwise associated with Houseweb?0 -

Yes I mean that some agents may quote 2% with a view to coming down to 1.75% - 1.5% but I have never heard of any agent quoting 3-4%My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. Hi there
My advice for what it's worth is always get three valuations. There's a lot of cartelism around so expect everyone to be around the same - 1% is a jolly good deal but expect to pay up to 1.75%. Also some agents do deals where if you buy via them too you can agree a reduced commission. So think about putting that forward.
Once you have instructed an agent be careful discussing any private sales as you will find you are probably liable to pay their fee even if selling to someone without their input.0 -
