The easy answer is you can do the entire hip yourself except the EPC you need an accredited DEA for this you will find one by going to the government site or searching locally. Hope this Helps

:TThanks Bill,
i'm in the middle of compiling my own HIPs, its not as hard as i thought and i will save myself about £50. if anyone else is considering this visit the direct.gov website everything you need is there.

Remember that you have either to have an official local search from the Council or one from a private search company with appropriate indemnity insurance. You can't do a personal search yourself.
It will depend a bit on what your local Council charges for searches. They vary from £50 to nearly £300. Private search companies tend to charge a uniform rate and give quantity discounts to HIP providers so sometimes getting a HIP from a cheap HIP provider may be cheaper because of what the Council would charge you for the search. For instance, I think Croydon Council charges £218, whereas Southampton only charges £67.11. If you were in Southampton you might be able to save by assembling it yourself whereas that would be more difficult in Croydon if a HIP provider was offering to do it for say £250.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
I started to do my own HIP in Cardiff (ended up paying for one to be done as got a cheaper offer*). It was quite hard to find the details/process for doing land charge searches in Cardiff (zero info on cardiff.gov website) so I'm posting them here in the hope that it'll help others who want to do it.
There is a local land charges department. They are helpful and friendly - once you find out how to get hold of them! Their number is 02920 872503 and their email address is locallandcharges@cardiff.gov.uk You need to provide them with the fee (85.80GBP inc VAT - correct as of May 2010) and a copy of the plan from the land registry (which you'll need for the HIP anyway). The lady I spoke to said you can email/post/do it in person at County Hall, Atlantic Wharf, Cardiff Bay and that you would be provided with a full search and that this is valid for a HIP.
Hope this helps someone!
*as an aside this was with HIPmanager. This post isn't supposed to be an ad for them, but since I got a good price might be worth mentioning. NOTES: It only worked out cheaper than doing it myself because I already had an EPC. Don't know how good they are cos it's not finished yet, but so far so good.0
