building regs, where do i stand if building company has gone bust.

hi, need some quick advice from some knowledgeable people on here. Extension nearly completed, (building company gone bust) however the company that were looking after the building control for the company that have gone bust were not been informed that the build had started and have not done any inspections at all plus they havent been paid by the company. So have basically said that they will have to inform the local council who will enforce the extension to be taken down :eek::eek::eek:. I have pictures of various stages of the build, we have seen a building inspector form the council at the start of the build but have not seen him since.
any advice on where to go from here?

Phone Building Control yourself and talk about it to your local Building Inspector - don't go through a third party, get the facts yourself. If an inspector has been out then the inspection fee has probably been paid. At worst you might have to pay the fee and open up work to be inspected which might need to be modified.I am the Cat who walks alone0

thanks, the building inspector from the council came at the very start, came about 3 times in total all at very early stages of the build. The build itself is near enough finished now, I did suggest to the company that could the payment come from me and he said he wasnt allowed to do that by law !!:whistle: my concern is it coudl be the steels:eek: ceiling done and finished, plastered, painted, lights installed... arrgh not worth thinking aboutListen to what people say, but watch what people what people do!!0 -
If the local council have already been out three times then I'd have to agree that the fee had been paid to them to do it. They won't come out without paying them first!
You have to talk to Building Control. At least to ask them where you are and what still needs to be inspected - and then brace yourself for the next inspection
Everything that usually needs inspecting is done when everything is still very messy on site so fingers crossed you've had more inspections than you think.
I'm sorry to hear about the company going bust on you.

thanks, i'm going to get on the phone tomorrow, definatley have only had three visits and again it was early doors (maybe last visit was foundations were just going in) cant quite remeber if they were in our just digging out the space. Not sure why the council have been round when this company have said they were running the building control services. fingers crossed for tomorrow. At what stage and who informs the building inspector so he can write it off?Listen to what people say, but watch what people what people do!!0 -
They normally inspect pre- foundations to check the ground is suitable, then once the foundations are in and it is at slab level.
After that it depends on the build. Sounds like 3rd inspection would be once the steel was in, subject to a structural engineers report having been submitted. They would then inspect on completion.
If they have done 3 visits, it can't be far of getting the full OK. Maybe needs the final inspection and electrical part P certificate?0
