Renewing tenancy agreement without agent

Please can anyone advise me? I am in private rented accommodation and am about to renew my tenancy agreement for the second time. My landlord manages the property himself and we get along fine. Until now, we have had fixed term tenancies for 6 and 12 months respectively. The problem is that when the agreement comes up for renewal, the letting agency contacts both me and the landlord and charges us each the extortionate amount of £95 + vat, in order to renew. I don't see why I should have to keep on paying this, as I can't recall having signed anything with the letting agent which tied me into this. I have spoken to the landlord, and we would both now like to move to an open-ended tenancy agreement, as we are both happy with how things are going. Can the letting agency keep on making me pay these renewal fees, which I can't really afford? It feels as though the letting agency owns both me and the landlord.

If you and the landlord are ok with it let it run onto a periodic tenancy.
If they try and kick you out ring Landlord and have him give LA hell as they work for him.0 -
No, they can't insist on anything, the agent is the slave and hand-maiden of the landlord not the other way around. Sod 'em!. If both you and your landlord are happy to let the tenancy go on to what is called a rolling "periodic tenancy" there's nothing to stop you.
The only difference between the original fixed-term and the periodic tenancy is that your landlord becomes responsible for giving you two month's notice rather than one. You're still obliged to give one month.0
