Just wondering how much as a rough guestimation does a conservatory and garage add to the value of your house??

Oh fgs sake Baz you haven't even bought a house yet! Sometimes a conservatory won't add any value if it isn't a top-quality one, appropriate to the design and size of the house, especially if you're grabbing too much of any garden0

Usually a conservatory won't add value, you add a conservatory because you want one.
Adding a garage might add value, depending where it is, what parking is available already and what's normally available in the area.0 -

A steel framed garage with sheet asbestos walls and corrugated asbestos roof will probably detract from a house's value as will an old timber framed conservatory with single glazing and low height timber walls.......If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
