    Get an Auctioneer round to value and ask what a realistic reserve is - they will be honest as they will want the property to sell on the day. It won't cost anything for the opinion and might be better than you think?

    Potentially yes, you can sue them for damages as what they have said is untrue and it has caused you material damage in the form of a lost sale.

    You would probably need a lawyer to put the claim together, and you would need the cooperation of the potential buyers as witnesses.

    It's probably beyond this forum (and certainly me) to tell you if your case is strong enough but in theory this course of action is open to you.
    But the downside is that win or lose, you have to declare the matter to any buyer.

    You could send a solicitors letter which only has to be declared in answer to a specific question.

    It may be worth seeing if your viewers would be prepared to give a statement to your solicitor, so your solicitor and write "we are in possession of statements which affirm that you did ... ". but you need to be confident that the solicitors letter would put an end to it.

    Excellent idea. Can do this and let the neighbours know informally that you are on to them without needing to involve actual viewers and being confident you could back the story up.

    Not sure whether this kind of entrapment activity is either worthwhile in terms of time/effort/stress or has any kind of validity in an equally long drawn out stressful civil proceedings against the neighbours.

    Not sure whether clinging to a valuation made 2 years ago has any sense - the market has moved on.

    Are the estate agents actually doing their job? Are there other agencies that may market it more successfully?

    Do you think the neighbours alleged talk of 'compulsory purchase' might be because they have reported it to the empty homes agency? After all, can't be nice living next to a run-down empty property for years.
