What to expect during a Survey?

Hi, I have a surveyor coming out tomorrow from our buyers lenders to survey our house. What would I expect to happen during the survey? Does the house need to be 'show home' tidy, or does that not really matter? I'm not sure what kind of survey our buyers have instructed, but as we are new build I would imagine it would be a Homebuyers at the very most.

    When we sold last year, I treated the survey as a viewing - ie the house was mega clean and tidy!

    They will check inside the loft, round inside and outside of the house, looking for cracks, damp, if the floors tilt, if the window seals have gone, general condition etc. They will look at the roof from ground level.

    IE structural inspection

    Or do you mean valuation inspection?

    Each are very different.

  • I treated it as a viewing too. My sister's had "house very messy" commented on it!!! (She was in the middle of packing up a tiny house!)

    Oh no,thats awful! I don't really see how relevant a comment like that is!Anyhow, the surveyor came and went within about 20 minutes!!

    I treated our recent survey as a viewing. As we're in the middle of packing it was difficult to get it as tidy as when we did our viewings, but nevertheless, I made sure the place was spotless and she commented on how nice the property was saying "you should see some of the places I visit!" I made her a cuppa and chatted to her and just generally tried to build a relationship. I know that if there was a problem with the house she'd have to pick it up and no amount of smoozing would get away from this, but if you make an effort then I do think it pays off. There's planning permission for a cemetary on the horses paddock opposite our house and when she asked about it I was honest and she said that this wouldn't bother her or make a difference. So, all in all, it's worth making an effort without getting overly worried about the whole thing. At the end of the day the valuer is making sure the mortgage company will get their money back if you cannot afford to pay the mortgage. So put the kettle on and make them feel at home - they'll either accept or refuse your hospitality!

    Has it happened yet? I had a homebuyers report done on a house I was looking to buy and the surveyor was there for 1 and a half hours. Mine was a no nonsense guy and would have had no interest in how polite you were or if you'd tidied up. Make a distinction between the surveyor for the lenders 'mortgage purposes' who'd only be there for 20 mins and an independently commissioned private surveyor who is working for the buyer directly and will spend a lot more time there (in theory). I spoke to the seller who said that my surveyor basically spent a long time talking into his dictaphone and 'condemned' the place. But their job is to pick fault, so don't take it too personally!
