what can I do please? LL issues ... again

Wonder if any LL can advise me please.


I have had various problems with my boiler since it was fitted 2 years ago , the most recent started about 18 months ago , where the boiler switches off and displays an error warning .

I have had numerous engineers here to " fix" the problem , the last one came and fitted a new 3 way valve in the airing cupboard in early December .

Two days after the boiler swiched off again with the same error warning .
I contacted the engineer who told me that he thought the pump also needed changed at the time of his visit , but as he didn't have one he never bothered to fit one .He advised me that he would do so on the 21 December .

On the 21st I waited in , and he did't arrive or call . I contacted LL on 22nd and told them all of the above , they then called the engineer who said he would contact me .

Fast forward to 4th January this year , still no call from the engineer. A futher call to my LL , and again advised the engineer would call

That was 2 weeks ago , and i'm still waiting . In the meantime I still have the error warnings, and have to reset the boiler , but it means that sometimes I have heat & water, and sometimes I dont .

Also since the valve was fitted, the tank in the airing cupboard sounds like it's going to explode . I was told that it was air , and it would settle , but if anything its worse.

The annual service date has now lappsed by 6 weeks ......... again

My question is , is it up to me to keep chasing my LL for the problem to be fixed .? Is 18 months and numerous times waiting in reasonable ? and is it up to me to call them each and every time to remind them that the fire/boiler is overdue a service ?

  • I should imagine that since this freezing-cold snap we've endured of late most heating engineers have been working flat out.

    I'd just keep chasing the landlord and if you haven't put this time-line in your letters you should start now.

    Er... yes, nobody else will will they??

    Sadly you would be wise to write letters (keep copy) every time something happens or doesn't happen... and make it very clear what you want ("A working system").

    Be glad you didn't get what a colleague did: frozen central-heating pipes inside the house... only sorted by pouring boiling water on them ..

    Thanks Lodger , My pipe froze outside which lead to a leak from the boiler, resulting in damage to my microwave, and loss of food , because it flooded a storage cupboard , Had to do the hot water thing too.
