  • Do you mean the detailed plans relating to the building regs approval? Or the detailed planning permission? I doubt whether you would have building regs plans as they're not usually public info, whereas planning drawings are.

    Looking at the dates, you don't have long to start the work within the 3 year period, if the planning permission expires in May 2010 (well ok, you have a few months!). But having said that, it is now much easier to apply to extend the life of the permission for a further three years - this is something the Government brought in recently in response to the current economic climate.

    Yeah just thought the vender might be able to provide the building reg plans? which i could then use to give to builders?

    Had a word with local builder with regards to a smaller house design and he like you says he would almost guarantee i could downsize (he is building another house in area and said that the design they had was overly large to start with) and he gave me am estimated price of 120k all in for a more conservative 4 bed design. With me planning on doing kitchen, bathrooms, flooring and painting im hoping we can get that down to 100k but will have to see.

    Although if you're not actually intending to implement this existing permission (and instead submit an application for a smaller house), then you don't really need to apply to extend the existing permission (if you're not going to build it). On the other hand, just in case a smaller house got refused (probably unlikely, but I don't know the area), it may be worth extending the existing permission too, just to keep it 'live' so you can build it at any time in the next 3 years, unless of course work starts on it before May.
