Being fair to vendors with second viewings

My wife and I have narrowed our search down to three properties that we are very keen on, and tomorrow morning I plan to call the respective estate agents to arrange second viewings on these properties so we can have one final chance to decide which one is for us.
I was wondering what other folk have done in this situation with regard to being fair to the vendors - I know that two of the three properties have been on the market for rather a long time and the owners are pretty keen to sell as soon as they can, but I'm aware of the fact that going back for a second viewing could raise their hopes of a sale when one if not both of them will ultimately be disappointed.
I know there's a certain amount of a 'game' involved in the whole process of making offers on houses and it's not wise to show your hand any more than you have to, so how up-front would you be in this situation? I think it would only be fair to mention at the end of the viewing that we'll be deciding between their house and two others, but I'd be interested to know what other people would do in this situation.

You are worrying uneccessarily. Everyone understands that house buying is a huge decision. Everyone knows buyers will be looking at more than one property. A 2nd viewing means nothing more than that you are still interested. You may wish to view 3 times. Or even 4. It's a big decision.

View them all again. Don't be afraid of viewing.
People wouldn't buy a car without giving it a test drive but are happy to run round one for 2 minutes and then make the biggest financial decision of their lives.0 -
go and view and don't worry about the vendors, we had an offer from someone who only viewed once and i was stunned...
i think t he 2nd viewing is more productive than the first as you can think about questions that are appropriate

With regard to vendors as long as you let them know you are interested and have an open dialoge with them I dont think it matters how many times your view the house. The only time in my experience venors worry is when people either dont turn up to appointments or try to do a deal in the house only to be never heard of again.0

You're over-complicating things.
You need to decide, you've whittled them down to a short-list, but if you really want to avoid getting their hopes up - be upfront, and tell them there's two other houses as well as theirs in the reckoning.0 -

I definitely intend on going in with a very specific list of questions regarding each property, so just wanted to guage opinion as to how open one should be about the chances of an offer. It's going to be tough deciding between the three as they're all good for us

Which is an honest statement to make to each home owner - leaves them in no doubt where you stand.
I'd probably avoid telling each of them exactly which other houses they're up against, though, just in case they go sabotaging each other!
