when to look for new mortgage,present fixed ending 31st oct

as the tittle says my present deal ends on 31st oct 2006,when u should i seriously look for new offer

You can look anytime from now onwards, so long as you specify to your new lender you do not want to complete until after 31st October. If you are looking for another fixed rate you might be as well to get an application in now as the rates are rising at the moment, although its hard to speculate what they will be in October. By reserving yourself a product now you are safeguarding yourself against further rate rises, if you select a fee's free remorgage or one where you add the application fee to the loan and get free legals you should be ok. however do not part with any money now, not even a broker fee as you may find something more competitve at the end of aug/sept and not want to take the original mortgage.
