hi
hope someone can answer me a qick question,
currently renting a property that is on the market, just had a call from agent, they have someone who is demanding to view today, they dont have anyone free to meet buyer and as asked me to do it, my question is was i right to say i would like at least 24 hrs notice for anyone to view?she made me feel bad that i said no...........but we have plans to go out at lunch and i didnt want to have to cancel to sit around waiting

Livvy you have no obligation to accept viewings at all-and certainly none to show viewers round because the agent is busy. You are entitled to quiet enjoyment of the property until the end of your tenancy, and you are absolutely right to ask for 24 hours notice-or more if you want it. Agent is making you feel bad because it's much easier for them if you just do the viewing! Don't worry, stick to your guns and don't let them push you into accepting viewings, you don't have to.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

I wouldn't worry, you were perfectly within your rights to say you weren't able to do the viewing for them. It's perfectly reasonable to ask for 24 hours notice for viewings and even then it should be at a time to suit you.0

thank you so much for your quick answer, i am waiting to see if they call back to arrange another time, does that still count if we are on a roll over 1 month to next? been here 8 months was on an initial 6mth tenancy

Don't be pressured into it.
Suggest some times that the EA can suggest to people to view. Say you don't want viewings at other times and still want notice of people coming.
Suggest one or two weekday evenings and a weekend day.0 -
if you dont want un-accompanied viewings then just say so... the EA is getting paid to sell this house - you're not0

That's a cheek - the agent are asking you to do work for free, at short notice, and then trying to make you feel bad for not agreeing to it! You're not obliged to allow viewings at all, certainly not to do the estate agent's work for free.
Being outside of your initial 6 months doesn't mean that you're obliged to allow viewings or show people round. It does mean that your landlord can give you notice to leave, though. It's likely worth allowing viewings at reasonable notice and convenient times - to keep the landlord happy. I wouldn't let the estate agent take the mickey, though!0 -

i've had a couple of late notice viewings, but only when it suited me.......i had a viewing planned already so another one made little difference as the house was tidy.
I've been doing my own viewings, but i don't mind at all, if you ahve arranged for your EA to do the viewings, then stick to your guns

You have no obligation to help the agent at all. You have no idea who this person is. If someone turned up on your door and asked to come in to see around your house would you let them in?
Be amenable to viewings (acompanied ones though) but suggest a minimum notice period and not outside normal viewing hours (unless the agent opens later into the evening).
No matter where you are in your contractr you are still under no obligation to let ANY viewing though the door but bear in mind moody landlords who are trying to sell the house and your future references.0
