    the problem with ANY forum, for what ever problem, is that we only get to hear one side of the story, and since we are such a judgmental society (me included) - we have only to look at our newspapers to see that, then we all tend to jump to conclusions that the party whose views are not published are the bad guy

    i am not especially saying this OP has done anything untoward, but, we occasionally need reminding that there are always two sides to a story....

    Heh it didn't start out balanced, it was an uber rant about my ex landlord but I deleted as it wasn't very helpful. I just wanted to give a justification to the person asking why the OP hadn't moved although several others did so.

    I agree with people that have said that rent reduction is the wrong way to go about this, but there seems to be no redress if you have a landlord that won't do repairs. I can see why the OP asked. These things seem to get resolved by tenants leaving, maybe several tenants and the landlord finally realising s/he has to do something about the problem.

    It's a learning curve being a tenant - I knew nothing about my rights back in 2005 when I started renting. I've learned a few things since then, and many of them from this board. I would now not ask a landlord to do anything unless it was absolutely essential, and I'd only ask once. We were served notice in our last place because the landlord was fed up with being asked to fix a leaking chimney.

    how terribly sad that is.... i see requests for repairs as a two way thing... it makes my tenants lives more comfortable when i have done the repairs, and it maintains my assets.. i can never understand LLs who dont stop water getting into their properties for example, it is such a short term "economy" not to repair water ingress as it only ever gets worse...
  • If you have a rat infestation you should contact your local council, it is their responsability to inspect and deal with it. If it is caused by rubish in your garden then the landlord will be made to clean up the rubish after the rats have been delt with

    I don't have an address for the landlord but I can e-mail him ALL of the e-mails I have sent to the agency with Read Receipts on them, so he is fully aware of the trail.

    I am not sure what this will achieve, though.

    The Landlord is under obligation to keep the property in a habitable state of repair....which technically it is. We in turn are the tidiest house you could wish for (considering I live with 3 lads who are students!!)

    It's hard to see what else can be done, although ideally we want to recoup some of the cost of heating the house over November/December as a result of the roof having a hole in it (NOT our fault) and a modest gesture in the reduction of the rent to show that the Landlord is accepting of the fact we have had issues, none of which were of our own doing.

    I think this is fair!!

    How long have you got left on your tennancy aggrement and do you want to stay in the house for a increase length of time? Obvioulsy this is a bargaining tool you can you to either get a rent reduction of an ammendment to your AST. Also if have the landlord details it would be worth copying them in on any coorispondence you have with the letting agent for several reasons; 1. Lets them know your situation, 2. All landlords want good tennants. In my experience keeping your tennants happy is important and you will usually get more of a responce when the landlord knows what problems are occuring.
