Help needed please with house sale...

Hi,
We are in the process of buying a house. There are a couple of issues highlighted by our solicitor that are really confusing us. Firstly a little bit of background about the house.
It is a detached 4 bedroomed detached house. Built by David Wilson Homes in 1994. There is a conservatory which was built before the current owners moved in and the garage has been converted to a dining room which was done a few years ago when the kitchen and exsisting dining room were knocked into one to make a large kitchen.
There are 2 issues that have arisen. There is no buildings regulation approval for any of the work. Our solicitor is asking the sellers for an indemnity policy for the work, i understand that only covers us for issues arounding lack of approval not if something goes wrong.
The second issue is that there is something in the handover from David Wilson that states that permission must be granted for any alterations or additions to the building, like the conservatory and garage conversion. No permission was ever sought and so we may run into problems if the sellers will not request retrospective consent. We were advised that if we ask David Wilson homes for retrospective consent and they refuse that this will make it difficult for us to get indemnity insurance on the house if we plan to sell in the future.
It is all so confusing and it all seemed like it would go through fine. The house is lovely and all this red tape is very confusing to get round and we are really not sure what to do.

Tell the vendors you want retrospective permission from the builders, indemnity insurance from them re the regs, confirmation that planning approval was not needed for the changes, and have a full structural survey to confirm the changes were all done correctly. State that you want all these things done before you proceed (they will have exactly the same issues with any other buyer, so they may as weel get them sorted now)..........or you could just take a chance, it's your money!

Try to avoid an indemnity policy;- you'll only have to go through the same hassle if/when you sell. Insist on getting all the correct papers from the off.
We were offered an indemnity policy on our last house for an extension, but our solicitor declined it (he doesn't like them), and got them to get retrospective planning. Just sold house, all paperwork in order and no hassle.0
