  • Re-doing the whole room would have been the most sensible solution. I don't necessarily thing that £200 is outrageous especially if the landlord is having to get them repainting done around their new tenants.

    Folks, would the OP be entitled to ask for sight of the quote or would this pointless?

    i have been told i'll get a copy of invoice at end
    think i'll call dps on monday
    think if allowed i'd like to get my own quote for piece of mind
    more annoyed with myself than landlord (but think landlord is taking p*ss)
    house was in tip top condition, better than when we took over, only tried to remove scuffs to be helpful, think they could have just painted it themself in 10 mins if they had the paint
    but i appreciate, they have the option of trying to get it all nicely painted and thats what they are doing, disappointed
  • I honestly don't think the landlord is taking the pee for reasons already mentioned above. I think you'd be wasting your time and the landlord's disputing this. Why not chalk it up to experience and try to learn something from this? Then you can move on and have a happy life

    I have to disagree with B&T (sorrrrry) but I think from what the OP has said, the LL is taking the pee!

    I would ring the DPS on Monday and take it from there, or maybe ring the LL to advise that is what you're going to do. Offer to meet them half way, if you don't mind paying the £100.

    tenants often have no idea how much it costs to hire professionals to do work on property .... and they are shocked as to what things cost....

    its no good saying the LL could have just slapped some paint on themselves.... a LL is entitled to maintain his/her property to his/her standard

    re you getting quotes, do itif if it makes you feel better... but a LL is entitled to use tradesmen of his/her choice - i went through many different professional decorators before i finally settled on a good one who charged a fair price and who consistently did a good job for me - you will not be able to force your LL to use who you want ...


    OP - why do you consider this an outrage ?
    You did have the choice to remedy things properly before you left, you cannot now criticiase the LL for remedying things properly because you have not done so
  • Hmm I'm starting to wonder about the line between damage and wear and tear in this instance....I'd assumed initially that we were talking about one big scuff where say a table had been scraped against a wall whilst moving.

    It sounds a little more like we are talking about a number of small marks which have just occurred over time by general usage of the property and maybe that's just wear and tear? General deterioration of the property over time?

    Maybe it's worth going to DPS and/or the LL on that basis and seeing if anything can be done on the quote?

    I've been reminded that we always went into the flat that I let and touched up the paint between tenants and that I regarded that touching up as very much dealing with wear and tear rather than thinking that the tenant had caused damage (IYSWIM?). I ensured that I kept the correct paint so that the entire room didn't need painting, maybe if the LL in this instance hasn't done that it shouldn't be the tenant's problem to be corrected at the tenant's expense?

    Which is still quicker and cheaper than painting the room, cutting in is an evil job.

    Wear and tear is unavoidable and the result of normal use or ageing, accidental damage is avoidable and the result of being careless or thoughtless.
