Landlord Problem

Ok basically we have a few problems.

1. The built in fridge has broken.
2. Various windows missing one or both of the handles meaning they cannot be shut tight, letting in some of this very cold air.
3. Damp
4. Shower leaks and only delivers cold water.

We have contacted the ladylady various times, sometimes she answers, other times we leave a message. Nothing has been done except someone turned up looked at the shower (5 months ago) then left. We have contacted the letting agent who said it has nothing to do with them as all they did was arrange the let so its down to LL. Should we issue a warning to her? If so how would I go about that, despite the problems its a really nice, big house and we wouldn't get anything better for the price we pay, we don't want to leave but its really starting to get my OH down now.

    Write a letter.

    CC it to the letting agent and the private rented sector housing team at the council.

    Agree all complaints should be put into writing and sent recorded delivery. Be careful complaining about damp, at this time of year the most common cause of damp is condensation which is largely a lifestyle issue. Ensure that you are ventilating the property adequately, if it is too cold you may prefer to use a dehumidifier. Causes of condensation include: showering, breathing, cooking without lids of pans and drying laundry indoors.
