There is a private finance company which they all rave about on Property Tycoon forums for financing compared to difficulties experienced trying to borrow from more mainstream lenders. The guy who runs it has a colourful past having been kicked out of Australia for his lending activities there.

Not saying he's the only private finance company of course. If these private sources are lending at lower rates and more freely than the mainstream then they must feel comfortable with the risks. The borrowers must also feel confident they can meet their commitments, as I'd guess some of these private finance companies would go for the jugular if they don't get their regular repayments.
