making offer on house

hi ..im due to view a house this week ...priced 229,950,,,,,house is what we are looking for ...what would arrangement be for making offer through estate agent ...bearing in mind our house is not even on the market ...ie whats a reasonable offer without being cheeky ...what request can we make if any ..they have not found a new house yet but have had this on market for 9 months...only house purchase i made was by sealed bid

    Make an offer, but don't expect them to stop marketing it until you have a buyer. If you put your house on with the same agent, that agent might be a bit more persusive with the sellers and a bit more enthusiastic with your sale - they've got two possible commissions

    Why on earth are you offering on other properties when you haven't even got yours on the market??

    If your house is not even on the market for sale, then it's just bad manners to be putting in offers for houses. It raises the hopes of the sellers and gets them all excited. EAs won't see you as somebody "willing and able to proceed", which is their benchmark.

    What you should do is put your house on the market before making offers that you can't back up.

    We had a woman come round to view our house, she hadn't got her house on the market yet. She made disparaging comments about the house and about what she would change, said she was interested but wouldn't offer the asking price, then said it was high on her list and she'd be back when she'd got an offer on her property - whenever that might be.

    Fair enough if people want to view without being able to proceed with an offer and subsequent sale, but we both work full time, have 2 teenagers and therefore, not the perfect, ready to view home! It seemed that she was just interested in having a nosy round properties that caught her eye on rightmove :rolleyes:

    I wouldn't consider offering on a property if I wasn't in a position to buy it - sorry. Its very frustrating for the seller.

    Ask yourself this. When it comes to selling your property would you entertain a viewing whereby the potential buyer didn't have their property on the market, esp. if you're in a rush to sell? It means nothing to the seller making an offer until you are in a position to proceed. Presumably you won't have the funds to mortgage the property, pay for fees etc etc until you sell up.

    The first thing the vendors EA will ask you is what position are you in i.e. are you in a position to proceed? They will then inform their client and it's up to them whether they wish for the viewing to go ahead.

    We've recently sold our house and we were under a tight timescale to sell. All the viewings we had were by people who had either sold or were in rented accommodation. I think we would still have entertained a viewing if you hadn't got your property on the market, but would have continued to market the property as realistically you won't have your property on the market for at least two weeks and then it'll take time to build up the viewings and market your property. It all depends what position they are in and whether they are in a rush to sell.

    You may need to re-think your strategy - i.e. do you put yourself in a stonger position by first of all getting your property on the market and getting an offer accepted before looking at other properties? If you start to look at properties and fall in love with them before marketing your own property you could be in for some heartache.

    In summary, don't underestimate the emotions involved in selling a house. It's tough enough doing viewings when someone is in a position to proceed let alone when someone isn't. At the end of the day your offer won't hold much ground until you are in a position to progress.
