Completion day

Can someone give me a guide on what usually happens on completion day?

Like what time do you arrange the removals to come - i don't want them hanging around due to the £25.00 charge per hour we will have to pay for any delays.

    Usually get keys about midday.. Removal companies will know all about this and scedule their time scale to coincide with yours.

    You will be fine ..don't panic

    Just make sure you pester solicitors to get the monies sorted first thing on the day,as no one will exchange keys until the money has been rec'd.

    Are you completing on a Friday or another day in the week? Monday to Thursday completions usually take place earlier in the day as the system is so clogged up. As has been said, completion usually takes place around mid day, but this can't be relied upon. For example, I have a chain of four completing today, first one completed at 9.15 this morning, still waiting on funds for the 3rd one in the chain to be transferred as I write this.

    See if its possible for you solicitor to request the funds for completion a day before they are needed, this way s/he won't be waiting for the monies to come thru the system.

    If you are selling a property as well, drop one set of keys to your agent a few days before completion, that way you won't have to run around on the day completion.

    Jorgan has given good advice, try not to complete on a Friday and get your solicitor to take receipt of the funds the day before

    You should choose your removal firm carefully. I always feel it's best to chose a reputable company that give you a price for the removal rather than a charge per hour. Most reputable companies allow for possible delays where it is a house purchase.


    With house purchases delays can occur on completion day, such as ea waiting for phone call from solicitors to say money received & ok to hand over keys or problem occuring with vendor's removal & causing a delay for you with your removal people having to sit outside house waiting to unload van.

    This actually happened when I moved to this house. We arrived & vendor's were still in process of moving their belongings out. Then they found they couldn't get their big American fridge freezer out of the kitchen-diner.:eek: For about an hour & half they struggled with the huge monster with no success & then finally & desperately ended up hacking away at the door frame to get the thing out.:o

    My 3 removal men worked like trojans when it came to moving my stuff in, but they were still 2 hours later finishing than they had initially estimated. That was 6 man hours & I wasn't charged a penny extra.

    Fortunately the vendors arranged for a carpenter to come & replace the damaged door frame a week or so after I moved in. :)
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We exchanged today for completion on Tuesday next week:D

    Thank you for the tip on the keys for our sold property, i'll make a note to remind me to drop them off on Monday - my memory is terrible at the moment.
