Reusing the HIP

If I buy a house can I put it back on to the market right away using the previous HIP so long as it is still within the valid date?

All the information should be the same, so is there anything stopping me ?

  • No, because one of the items in the HIP is the title information from the land registery. This will obviously change when the property has a new owner
  • Good point. So replace that document (and anything else which needs my name on rather than previous owner) and we're good to go?

    You can reuse the EPC. How old is the HIP?

    As I understand it (someone will correct me if I'm wrong)... as soon as the property is removed from tha market (IE upon completion) then the HIP becomes invalid.

    Also a lot of mortgage companys won't offer a mortgage on a property that has been owned by the vendor for less than 6 months. So anyone tryinging to buy from you would most likely to have to be a cash buyer. (This is to do with money laundering)

  • The only part of it that you can reuse is the EPC.

    And Jenny is correct, It will be almost impossible to sell the property unless you have owned it for 6 months or more.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
