Self cert !! dont need to prove income - have enough equity in the property to cover 10-20% needed to apply for celf cert.. just cant remeber what bull !!!! i told derbyshire home loans (how much i earned etc) im gonna apply for a remortgage and hopefully the two companies wont talk to each other !!
Well, good luck with that. There's been a crackdown on self certification, and you will have to prove your income to any new company. You won't get away with fraud this time round.0 -

Its the big boys who have organised the chaos of the financial market who are to blame for the mess - if you see it as a mess that is?
Nearly all people and companies fiddle with there books and the vast majority will never get caught - in my eyes its fine
My personal situation is that I missed 1 mortgage payment (yes thats 1 payment boys and girls!!!) and the second payment was a reduced payment - tried to add the missed payment onto the balance of the mortage - Derbyshire home loans wanted full payment or they would take me to court - I kicked up a fuss with the management there and when i went court the Judge ruled in my favour within 2 minutes - i didnt even speak except to confirm my name and address!!! he told the solicitor acting on behalf of the lender that i have made contact and tried to work out a resolution to the problem and to stop wasting his time (in a nice but harsh way only a judge can do) !!! courts decision was to pay an additional £100 on each months payment.
In my eyes this was bad service on behlaf of derbyshire home loans - i want to remortgage with someone elese and will be doing so in the future hopefully!!
Does anyone know if i should declare that i am renting the property out? if it will increase my rates and if i dont tell them will they find out? im only renting part of the property and have classed the renters as LODGERS not TENANTS...0 -

lol - self cert rates have gone up - used to be able to get celf cert mortgage with 10% deposit/equity - gone up to minimum of 20% i think...
Dont need to prove nothing thats why its called self cert ?!! maybe some of the big boy banks have started doing very very minor checks they were not doing before - like checking the borrower is employed where they have stated -. i can tell you there a MANY lenders who wouldnt ask questions on self cert applications as long as the minimum deposit is there -0 -

Damn man - self cert mortgages are still available - there are not half as many packages as there used to be because lenders have shelved them - thats not saying that ALL self certs mortgage packages have gone?

financial market is a mess - but is hasnt recently turned into a mess - it wasnt all perfect before was it?? - its always been a mess there is just more chaos than usual -
Im sure i am entitled to have a lodger or 2 in the house without declaring it - ive checked the terms and it makes it clear the property cannot be rented out without informing the lender - I still live in the property. i can lodge a room to whom i wish when i want without declaring - i am a big man ive heard from "small" women!!

I must admit i did tell lies to get the morgage in the first place along with thosands of other people who did this...!! some of those people have now regretted it after being repossesed.
Matt -theres still mortgage advisors who can get you a sef cert mortgage of you have minimum deposit of at least 20-25% - i do know most of the major big boys have stopped there self cert packages - maybe the press has twisted this into saying "SELF CERT NO MORE" ??
