Hi all hope you can help.
We recently moved from one private rent property to another with different LA and the old LA and LL have really tried to make things hard.
They tried to tell us that as we were moving out on 31st Decemeber we were liable for rent until 16th january as they were closed! We sought advice and found they couldnt do this and told them so but they wouldnt accept it until we threatened legal action!
Then as we had a crossover with moving dates we were not using the old property to sleep in for the last 2 weeks of the tenancy and both the LL and LA used this to their advantage and entered the property without even telling us, we also had to threaten them with legal action to make them stop doing this!
Now we are waiting to find out how much of the deposit they plan to keep, we know that they will take money for our sons old bedroom as the carpet is covered in sudocrem and we are more than willing to pay for the replacement, but there was mention of a new carpet in our bedroom due to a small hardly noticeable stain which we will fight.
My main question is from what I can tell from the deposit scheme website the LA has 10 working days from the end of the tenancy to inform us of any claims on the deposit, have I read that right?
And secondly if they dont contact us in that time frame do they have to return our deposit in full?
Many thanks in advance for any help you can give

They have until close of business today to lodge any deductions which they may want take from your deposit. I'd get on the site tomorrow and lodge the whole of the deposit as disputed.0

Thankyou BitterandTwisted, do we need to dispute it on the site or can we write to the LA and ask for it back as they have made no claims against it in the required time frame?
Also we have worked it out as end of business tomorrow as the 1st was a bank holiday, is that right?July Wins- Hardrock calling tickets, Clarins hand cream, so organic baby food, £10 ebay voucher, Lego minifigure , "The way I see it" book, Global Gathering tickets, Roary DVD, Johnson's face wash,Kids suncream

DH doesnt want to phone them he just wants to send a recorded letter and to be honest afterall the problems we have had with them it is probably the best way.
Whenever you speak to them you get told different things by different people!
Although we are willing to pay for the carpet a big part of me hopes that nothing turns up tomorrow and they have to refund the whole lot because it will serve them right for all the stress and hassle they have put us through!July Wins- Hardrock calling tickets, Clarins hand cream, so organic baby food, £10 ebay voucher, Lego minifigure , "The way I see it" book, Global Gathering tickets, Roary DVD, Johnson's face wash,Kids suncream
