House next door...

Hi everybody,

Our house has been up for sale since august 09 and had a fair few viewings with a couple of offers but they are unable to proceed because they havent sold....

Anyway to the point.....the lady next door (semi), who i get on very well with, is putting her house up for sale in the next week or so.....where does this leave us??? :confused: Good thing or Bad thing??

Not sure on price at the moment but we on at 159,950 with a view to reducing 5k maybe 10k at the end of jan.

BTW we both wanna move for compleatly different reasons

    Depends on her price and how keen she is to sell.
    I always wonder why people are selling when houses are next to each other - is there an underlying issue with another neighbour ... Just a suspicion some people might have.

    Is she using the same agent? A different agent might mean extra viewers to yours too...
  • the house next door to me is for sale, we went up within 3 days of each other, the old chap died and the house is in probate.

    They are 10k cheaper than ours, but it needs a LOT of work

    we gets extra viewings rom people that have seen there's and then see our and come back to look,

    they have had 1 offer and we have had 3, so it can work,

    I am very careful not to get into a conversation about next door as i don't want to be seen as spiteful by saying anything negative about it

    Sell our house and buy another one
  • If the houses are pretty much identical in size and structure and garden size etc then price will be the key I would guess, although interior decor will undoubtedly play a part if prices are similar.

    I would however also initially worry if I saw 2 houses next to each other for sale and wonder what is wrong with the area

    If your neighbour goes on at significantly less than your price you may also have an issue

    Despite all this there is nothing you can really do so I wouldn't worry too much

    You will be asked why you are selling, so ensure that you have a good explanation ready, and be sure you stress how lovely your neighbours are and how much you love the quiet neighbourhood.

    (unless your reason for moving is the asbo-laden neighbours from hell across the road and the drunken hoodies who hang around on the corner of the street every night....;))

    There is no problems at all, she wants to move because shes getting married and they wanna house together and we wanna move back into town!

    Not sure on agent yet tho or price, internal and size they are identical mirror image and both have a consertory but ours is a double size and internal, ours is modern and plain but hers is familyish all carpet and wall paper!

    Basically, you just need to have a good reason/explanation to give to prospective viewers when asked questions regarding why you are selling etc

    I was in a similar situation a few years ago, when I sold mine I found that a relative had bought the one next door as they wanted to be near each other.

    If you're both with the same agent, anyone who asks about one should be shown the other.

    If not, if your agent and her agent are advertising in different places, then you should each benefit from the advertising of the other.

    Can you get both agents to talk to each other and possibly discuss commission-sharing if one sends a buyer to the other?

    You can make it a win-win if set up right.... it doesn't have to be a contest.

    I put my flat on the market in July. At the same time another flat in the street was put on with the same agent at the same price, with both flats being identical in actual layout.

    The agents (obviously) took all prospective purchasers round both flats, and in the end I don't think it did either of us any good. Viewers combined the positive/negative points of both & rejected both for not being 'perfect' (mine has a better location in the street & bigger garden, the other had better decor & was chain-free).

    Now the other has been rented out - well they couldn't change the fact it backed onto the tube - and I've painted mine a lovely shade of neutral. But as I say I think we both lost out during the time we were both on the market. I've still not sold.

    You will basically be in competition with next door - you have to think about what you can to to 'beat' it. The more similar the properties are, the harder it will be.
