Any ideas??

Hi, we have completed on a house but had to have remedial works signed off (7 in total) before council would issue a letter of comfort, however structural engineer, electrician, plumber and joiner had a look at loft today and the news i received is that they have to rip everything out and re-do it.
We are the buyers, the seller has to pick up the tab for this and the cost is being sent to the seller to see if they want to proceed.
My question is.. does anyone have a rough idea how long this ripping out and sorting could take, our lawyer is awaiting the official story but i will have to wait around a week for that!
if anyone can offer any input, it would be much appreciated.

As you don't say , what needs to be ripped out and sorted , your question and any answer is pointless .

    Hi

Sorry you haven't actually stated what needs ripping out, do you mean the property needs a new roof?

You also say you have 'completed'. I would have thought anything structural that needed doing should have been sorted out before you completed the purchase. If you truly have completed the seller could so easily just walk away.

    Good luck

Sorry, i meant to say we have concluded... not completed. that was meant to happen when the 7 points of remedial work were signed off by the building control officer from the council.
The building officer asked for a structural engineer to have a look at the loft,he had a look today and is submitting a report which the seller will look at then decide if they want to get the work done, by his comment "it needs ripped out and done properly" i assume the loft needs to be taken down and built from scratch. That's why i asked if anyone had any information as to how long this could take.
