Hi, we have concluded on a house but had to have remedial works signed off (7 in total) before council would issue a letter of comfort so sale can complete, however structural engineer, electrician,plumber and joiner had a look at loft today and the news i received is that they have to rip everything out and re-do it.
We are the buyers, the seller has to pick up the tab for this and the cost is being sent to the seller to see if they want to proceed.
My question is.. does anyone have a rough idea how long this ripping out and sorting could take, our lawyer is awaiting the official story but i will have to wait around a week for that!
if anyone can offer any input, it would be much appreciated.:confused:

    We had a similar problem, the bungalow we were buying had a loft conversion, but was not to building regs, this was picked up at the time and the then owner agreed to put right any work needed. The sale went through as "buliding regs cert pending", then the fight began. The then owner never fixed any of the outstanding problems and it has taken 6 years of solicitors and council letters to relsove it. Everything in the end was ripped out and the whole conversion was redone. Total working time 6/8wks, this will obviously depend on the size of work required. I do not want to scare you but if you can, have any work done and signed off before completion. He offered £5k out of court settlement. Total bill was sent to the then owner over £24k.

    Thank's so much for that Kaznwood, it has been hard going so far.
    Our solicitor put a clause in that even though we have concluded, we can walk away at any time. We got information today that the seller is going to go ahead with repairs even though the final bill for required work is much more than the building officers 7 points of remedial work.
    Seller and their solicitor have been given mid Feb for work to be completed according to structural engineer and tradesmens advice.Im not convinced and that's why i was asking on here how long it would take to strip down loft conversion (3 bed end terrace) and re do it so it will comply with regs. Our solicitor has advised us not to touch the house (complete sale and move in) until everything is done and signed off, council building officer advised the same and we will do this even though we really want to be in our new home.
    Im sorry for what you went through, it takes over your life doesn't it?
