Landlord and neighbour issue

Good evening
i'm hoping for some advice on a matter i have with a house that i rent out to student tenants.
had a call this evening from the neighbour who has an issue with water leaking into his property. The houses are attached (the whole street is terraced) but as they're on a fairly steep hill my houses roof is higher than theirs.
apparently the render on my property, which is up above his house is cracked and rain is getting behind this and leaking into his converted roof space.
there is nothing wrong with my property but i appreciate it's a delicate situation that is going to need some work.
my questions are
1. can it be claimed on one of our insurance policies?
2. who should pay for this work?
3. is it my problem to fix or his or both of ours?
4. anything i should do?

If the render on your house is cracked then there IS something wrong with your property, water ingress can be very damaging. You can't claim on insurance for a maintenance issue, it is your responsibility to maintain your property such that is does not damage others. What should you do? Call in a builder and get a quote for repairing the render before it blows completely.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
