Bully boy letting agent - advice please

Must admit we only getting one side of the story here.
16 days (half a month!) late rent payment is hardly an 'oops we forgot' moment. Most people would have the courtesy to tell/inform them that it will be late.. and hence communicate.
If you bury your head in the sand and dont even tell them when you will pay then expect people to 'not like you'... because you are meeting your contractual obligations either.
When you signed the contract it said 'Rent is payable on X day of each month'... not 'whenever you can get it to us'.
And in all honesty why would the guy drive all the way out to you at 8:30pm... taking time out of his own life... to chase you for rent.. something is a miss. If we heard the story from the Letting agent.. it probably would run along like this:
1. Had a tenant not pay rent... we contacted them on 7th janruary (as we had a good time getting drunk over xmas)... nobody answered.... so we tried again next few days
2. Decided to pay tenant a visit... if they not going to answer phone and hide... then I DO know where they live.
3. Visited tenant... and they didn't have the rent... nor had the ability to pay rent after 15 days!... some cheek eh?
4. Tried to explain to tenant problems... WAS NOT INVITED IN to house... was kept at doorstep in the freezing cold at 8:30pm, it was snowing outside.... and was treated very coldly by tenant... obviously tenant didn't want to pay today or anyu other day.. and it wasn't a banking error..... feel a bit miffed off they messing me around and wasting my own time
5. Tenant give me a load of mouth and jip, wouldn't let me tell them their deadline.... kept interrupting me and wasting my time in the freezing cold.... so i had enough with them taking the mick... and threatened them with a section 8 .... i know it would take 2 months and i know it prob wasn't the best thing to say but... she wasn't very nice considering THEY were breaking the contract.
6. ... People these days.....sheesh0
