Garage extensions planning ???

Just a few quick questions if anyone can help, we have just built a garage extension onto a 20ft by 20ft garage to make it 20ft by 40ft.

We had to go the flat roof extension way as the garage was at the bottom of our land and exceeded the line of houses, we did go for a pitched roof first but we were denied planning permission which we got round with a flat roof.

We have a corner property on a built up area, we have quite a bit of land.

Does anyone know how big can we go with the garage if we need to extend any further, without planning and went the flat roof way.

You're better off asking the Council as it's really up to them. What one planning inspector considers a breach of the rules, another will think is OK. Very difficult to give an exact answer on.

It's governed by Class E of the Town and Country Planning (General Permitted Development Order 1995 (amended in 2008). Look it up on the Planning Portal website, as it's impossible to give an answer to that question without knowing where you live, where the garage is in relation to the main house, site boundaries, roads, etc.
